The Background

Sleeperz Hotels, owned by Resident Hotels,  is known for its compact yet design-led city centre properties, often located on challenging, irregular sites adjacent to major railway stations. With a reputation for combining the smart use of space with striking interiors, the brand offers guests both convenience and contemporary style.

In 2024, Sleeperz entered a deal with Marriott International to transition four of its properties — Edinburgh, Dundee, Newcastle and Cardiff — into Four Points Flex by Sheraton branded sites. This budget-friendly Marriott offering is built around modern, functional design, catering to both business and leisure travellers.

The Task

As part of the 2025 refurbishment programme, all four locations underwent full upgrades, including bedrooms, public areas, restaurants and lounge spaces.

Contract Furniture Group was approached to supply seating solutions for both guest rooms and dining environments. Although this was our first collaboration with Resident Hotels, our team quickly established a strong working relationship. Following an initial consultation, our sales executive Natalie worked closely with the client to understand the design vision, budget parameters and brand requirements.

We subsequently sourced and presented a curated selection of chair designs aligned with the project’s aesthetic and price point. Alongside this, we provided a range of commercial fabric options from leading suppliers, ensuring durability and compliance with the hospitality sector’s performance standards.

 

Four Points Flex Hotel 1

The Work

This was a complex, multi-site rollout running across four cities with staggered installation dates. Careful planning and coordination were critical to ensure each location was delivered on time and to specification.

Given the volume required, we adopted a strategic approach to product selection—balancing cost efficiency with lead times. High-volume items were specified with value in mind, while lower-quantity feature pieces allowed for more flexibility in finish and availability.

Maintaining design consistency across all sites was equally important, while still allowing each location to feel relevant to its setting. Our ability to deliver both uniformity and adaptability proved key to the project’s success.

Edinburgh & Dundee

For the Scottish sites, we supplied:

    • 150 units in Edinburgh and 120 in Dundee
    • Upholstered in Edmund Bell Virtue Denim, a plush chenille fabric offering a matt, textured finish
    • Enhanced with Endurance+ technology for stain resistance, antimicrobial protection and waterproofing
    • Installed within guest rooms at desks and dressing tables
  • Cube Low Stools
    • Upholstered in Panaz Highland Mustard
    • A durable woven fabric that complements the hotel’s blue and yellow colour scheme

  • Denver 2-Seater Sofas
    • Practical and comfortable seating for larger apartment-style spaces
    • Upholstered in Panaz Highland fabric, offering high-performance durability
  • Nina Carver Chairs (lounge areas)
    • A classic, cost-effective solution
    • Finished in matching Panaz Highland Mustard for visual continuity

Newcastle & Cardiff

In addition to bedrooms, these locations included restaurant and bar areas:

  • Reilly Stacking Side Chairs (restaurants)
    • Upholstered in the same Edmund Bell Virtue fabric used in Scotland
    • A practical, space-saving solution with a clean, contemporary design
  • Camden High Chairs (bar and poseur seating)
    • Featuring exposed metal frames in a black finish
    • Upholstered in Edmund Belle Virtue Gold, a high-performance contract fabric for durability
  • Camden Carver Chairs (lounge areas)
    • Designed to create a cohesive flow between dining and lounge spaces
    • Reinforcing the brand’s modern aesthetic

Four Points Flex

For Newcastle guest rooms:

  • Dean Side Chairs (98 units)
    • Upholstered in Clarke & Clarke Highlander 2 Navy
    • A printed plain fabric with an impressive 120,000 Martindale rub count, ideal for heavy contract use
    • Paired with a black polished frame for a refined finish

The Result

In early 2026, all four Four Points Flex by Sheraton sites were successfully completed and reopened to guests.
